A 60-Second Closing Prep Check for Smoother Signings

A short document-readiness checklist for escrow teams and real estate professionals before the signing table.

A smoother signing usually starts before the signing appointment.

Here is a short pre-closing check that helps reduce avoidable friction for escrow teams, real estate professionals, lenders, and signing coordinators.

1. Confirm the signing package is complete

Before the appointment is confirmed, make sure the full document package is available and that the signer has not been sent only the signature pages. A complete package helps the signing stay organized and reduces follow-up.

2. Flag ID or name issues early

If the signer’s ID name may not reasonably match the documents, flag it before the notary arrives. Early routing saves time and helps the right party decide how the signing should proceed.

3. Confirm signer availability and location

Mobile signing appointments move faster when the signer knows the appointment location, has acceptable ID ready, and understands that documents requiring notarization usually need to be signed in front of the notary.

4. Use an experienced signing agent for sensitive files

Loan signings, seller packages, reverse mortgage files, estate-related documents, and time-sensitive appointments benefit from a notary who is used to complete packages, scanback expectations, and appointment communication.
