Refinance Closing: What the Borrower Should Have Ready

A refinance signing goes quickly when you're prepared. Here's a short checklist so your appointment stays smooth.

A refinance package is bigger than most people expect, but the signing itself is straightforward when you're ready for it. Here's what to have in place before the signing agent arrives.

Current photo ID for every signer

Each person signing needs a current, government-issued photo ID. The name on the ID should reasonably match the name on the documents. If there's a difference, mention it ahead of time so it can be routed to the lender or title company.

Everyone on the loan present

If your spouse or co-borrower is on the loan or on title, they usually need to sign too, even if they are not on the mortgage. Confirm with your lender or title company who must be at the table before the appointment.

Don't sign in advance

Refinance documents are signed in front of the notary. Don't sign anything early unless you've been specifically told to, since notarized pages must be witnessed.

A quiet place and a little time

Plan for a clear surface, decent lighting, and 45 minutes to an hour. A mobile signing agent comes to your home or office, so you don't have to travel.

What the signing agent can and cannot do

Your signing agent identifies the documents, makes sure each one is signed and notarized correctly, and returns the package. A signing agent is not an attorney or a lender and cannot explain your rate, your terms, or whether to proceed. Those questions go to your lender or title company.
